We needed to paint, patch front doors, install cabinets, replace counter tops to match base cabinets, floor tile, install bath vanity and towel bar accessories, window replacement, decorate and accessorize common areas, coin-operated laundry under stairs, new leases and enforcement, re-key entire building, establish files and records, roof patch, reduce operating costs with pass-through water bills to tenants in lieu of rental increases, security lighting, fire extinguishers, install new PVC clean out sewer drains. Owner was able to show stabilized income and expense reports and sell the property at full asking price at the prevailing cap rate.
The apartments were in violation of housing codes as uninhabitable, brought it up to Florida law and building code, floor buckling in areas, drains broken leading into cabinets, appliances broken, ceiling light fixtures broken and not working, structural beams failing under structure, broken windows, clogged drains, low water pressure, rodent infestation.
Kennedy Plaza Apartments (2512 North A Street)
The absentee owner was traveling to Europe and needed stable PM. Caulking bathtub and showers, wall ACs checked out, roof and down-spouts, repair railings and stairs, screen and cover all holes around building. Arrived a plan to terminate the leases of existing residents by offering them a $500 moving fee with 30 day notice. All were on month to month leases.
Himes Rental House
The Owner was going through bankruptcy, needed to maintain equity in rental house for period of time that allowed owner to ‘escape’ bankruptcy and Versaggi leased the property for 3 years, then fixed it up with new fencing, new paint inside and outside, landscaping, replace appliances as needed, decorative light fixtures, and listed the home on the market and sold it for full price.
Sparkman Rental House
The owner was transferred to another city and family had to vacate, so we leased it for 3 years and then rehabbed the old house and landscaped the yard, listed it and sold for owner. Reversed screen door, removed metal doors, fixed ceiling fanxs, reflashed roof and removed rotted railing, refinish kitchen sink, replace closet doors, clean windows, exterior paint, demo deck and haul away, installed trim in attic access, new locks, new framed mirrors, staged the home and sold it.
